Furnished Rental Inventory Checklist for Property Managers

Document everything before they move in


Every furnished rental manager has a story: a tenant moves out, the $800 coffee table is gone, and there's no proof it was ever there. Without a documented inventory at move-in, you eat the cost.

    What to record for each item


    A checklist is step one. But you need more than a list — you need evidence.

    The paper vs. digital debate


    Paper checklists (most common):

  • Print a form, walk through with the tenant, both sign it
  • File the paper somewhere
  • Problem: photos are separate (on your phone), condition notes are vague ("good"), and finding the form 12 months later requires digging through a filing cabinet
